Avoid unnecessary closing delays by reviewing your title report now for unknown liens, mortgages, and other encumbrances before you have a contract in place.
Be Honest with the Condition of your Property.
When completing your disclosure report, do not try to hide defects in your property. This can only lead to expensive post-closing litigation and other trouble.
Sellers do not always Win in a Bidding War.
In many cases, the sale contract will be contingent on the property appraising at or above the agreed upon purchase price. It is not uncommon for a contract price to be reduced later, if the property does not appraise out. The strongest and best offer is not always the one with the highest contract price.
